Caulking sheet stucco

Contractor installed sheet stucco on my new house in 2003. Contractor caulked seams, but the seams have opened since then. What material and method is recommended for caulking seams? Plan to repaint after caulking with a exterior latex. Also, contractor extended siding down to ground level on front entrance(pillars and side of elevated entrance This sheeting is now delaminating due to snow/ice in winter and rain in summer. I assume I\'ll need to replace sheeting, but what is best method for sheeting down to horizontal surface (concrete) to avoid wetting sheet or any suggestions on protecting sheet so it doesn\'t delaminate.

When you mention \"sheet stucco\" what exactly are you referring to? We can better answer your question if you define that for me. Is this a \"real\" cementitious stucco product or is it a synthetic stucco or some type of faux stucco product?
